What home will your budget buy you in Wimbledon?

It was quite an unbelievable year for the SW19/SW20 housing market. Despite all the difficulties that the country faced, the property market thrived against the odds and prices really shot up, particularly in the back end of the year.  As the supply of new stock has dwindled to a trickle, the number of buyers and tenants with eye-watering budgets and seemingly limitless availability of funds, appears to have no limit when the right property is involved.

According to research commissioned by the award-winning Guild of Professional Estate Agents, a network of over 800 of the leading independent estate agents in the country and of which we are proud members, having been hand-selected for the Wimbledon area, figures show that in Merton the current annual rate of change in property prices is a healthy 9.7%, while rents across the country have increased by some 8.7%. The number of property transactions was also at almost 170,000 in September 2021, up some 68% on last year and the strongest they have been since the global financial crisis.

The wonderful open spaces around Wimbledon and Raynes Park, the excellent private and state schools and the transport links to central London make the area a dream destination for discerning cosmopolitan buyers and tenants.
