There are some homebuyers that love all the history, character and nooks and crannies that go with a period home. For others, the maintenance needed and quirks are not for them. A new build can offer bright modern rooms, top spec kitchens, often a private parking spot, and a tonne of eco credentials that developers must meet.

New builds can incorporate everything from city skyscraper flats and countryside mansions to family properties clustered in a development. The one thing that they have in common is that no one else has ever lived there. And that is a wonderful feeling as you turn the key and open the door onto pristine floors, decoration, kitchens, bathrooms and bedrooms.

They will be well insulated and so smaller energy bills. And there is the advantage that you have no upward chain to worry about. However, if the property is not yet finished you will need to check both the short-stop date (the anticipated completion date) and the long-stop date, which is the date the home must be completed by. Another advantage is that you may be able to take advantage of schemes such as Help-To-Buy, which are only available for new builds. Do check the mortgage rules as lenders can be stricter on new builds and ask for a bigger deposit.

New builds come with a 10 year warranty, but make sure you undertake a full ‘snagging’ survey before you move in to iron out any issues. And if you’re buying in a development where other houses are being built, check when the entire development will be finished and not just your home.
