7 Tips for Planning Your Home Extension
Tristan Coates from Cube gives us some professional advice to consider when planning your next home extension
1. FULL DESIGN & BUILD SERVICE
Look for a company that can offer a complete service; design, planning permission, building regulation approval and project management. Working with a builder, architect and engineer all under one roof, can be more efficient and cost effective throughout the entire process.
2. A REPUTABLE COMPANY
Choose a design & build company with a wealth of experience on domestic projects. Members of trade associations such as the Federation of Master Builders or The Guild of Master Craftsman are usually of a higher calibre than companies not qualifying for membership.
3. EXCELLENT ON LINE REVIEWS
It’s worth checking reviews on the company. Google reviews is a good starting place, looking for how many reviews they have, their average rating and importantly customer comments.
4. A DETAILED SCOPE OF WORKS/QUOTATION
When you’re planning your extension, whether it’s a simple loft conversion or a complicated project, the scope of works should be clear, detailed and easy to understand.
5. FIXED PRICE
A thorough design process is important to achieve an agreed fixed price. Pre-build oversights are a main reason for unwanted price variables during the build. A stage payment process is sensible and overall should be delivered inclusive of VAT
6. INSURANCE BACKED GUARANTEE
This protects you should your contractor cease to trade during or after the build. Also ask for deposit protection and transferable paperwork should you sell the property.
7. FULLY INSURED
Finally, when you’re planning your extension, check the company you’ve chosen has Public & Product, Professional and Employers liability insurance, covering all aspects of the process.
